Karen E. Gunn-Bardot, Director of Property Management has been with ERA Showcase for seven years and grew the property management portfolio by 800% in two short years. Karen was a military dependant and graduated from Department of Defense Schools in Europe at the top her class. She began her interest in property management while working at the Air force Base Billeting Office in Germany in 1983. She assisted military personnel with their temporary housing needs and functioned as a German/American translator with their off base housing.
After living in Europe for 12 years, Karen returned to the US and launched her real estate career in Reno Nevada. She worked her way up through every position within her property management organization and ultimately became a major stockholder and was instrumental in expanding the organization and achieving a positive cash flow for the company.
Karen’s knowledge of how each position functions has contributed to the development of a smooth and well functioning ERA Showcase property management team. Karen converted the division’s manual accounting systems into a fully computerized accounting system for both her Nevada company and ERA Showcase. This included the installation of software, updates, data input and training. She oversaw the data input and results in the A/R, A/P and
G/L functions and insured the information on the financial reports was accurate and expended properly in accordance with each properties budget.
Karen’s management responsibilities have included overseeing the operations of 3000 units including: single family homes, condominium associations, PUD's, townhomes, homeowners associations, HUD projects, apartment buildings, and office buildings.
She has managed a branch office, directed and reviewed work production, was in charge of obtaining new accounts and supervised 20 employees in the field and 9 in the office, including independent contractors.
Karen interacts daily with the homeowners, tenants, clients and employees concerning their various questions and problems. She has prepared annual budgets and management plans for all properties and conducted Board of Directors meetings.
Karen has obtained proposals from outside companies for major work projects. She insured proper and up-to-date contracts and for insurance coverage, management, maintenance and supervision of the projects.
She has prepared and sent letters of violations, newsletters and correspondence concerning legal matters.
Karen specializes in collection of delinquencies and eviction procedures. She provided assistance with two successful multimillion dollar lawsuits and supervised the reconstruction projects on-site and during A&E Design Reviews. This included the investigation, court proceedings, investment of funds, distribution of funds, hiring of an architect and contractors and final inspections of completed work. Karen currently holds both a Nevada and Florida Real Estate license, a Florida CAM license and has her Florida Broker's license. In 1990 Karen served as a Board member on the first established IREM Affiliate Board of Directors. She was also presented with the first CPM Candidate of the Year Award. Karen has a son and daughter that she loves to be with and she likes to cook, read, travel and be on the water.
